Renting vs Buying: What Happens to Your Move Either Way

Whether you own your home or rent it, moving day looks a little different depending on your situation. Understanding the key differences helps you plan ahead and avoid surprises on the day.

If You Are a Renter Moving Out

Give Notice in Time

Most rental agreements in India require one to two months of notice before you vacate. Check your lease agreement for the exact notice period required.

Give written notice to your landlord as early as possible. Late notice can mean paying rent for a month after you have already moved out.

Document the Condition of the Home

Before you begin packing, take photos or a video of every room. Note any existing damage — marks on walls, scratches on floors, broken fixtures — so that these cannot be attributed to you when you leave.

Share these photos with your landlord and keep a copy for yourself.

Your Security Deposit

Most landlords hold a security deposit that is returned when you vacate. The amount returned depends on the condition of the home when you leave.

Leave the home as clean as possible. Repair any damage you caused during your stay. A clean, well-maintained handover usually results in a full deposit return.

Key Handover

Return all keys — main door, extra sets, gate keys, parking keys — when you hand over the home. Get a written acknowledgment from your landlord confirming that all keys have been returned.

Sale and Timing

If you are selling your home, the moving date is tied to the sale completion date. Plan your move around the registration date and ensure possession is handed over as agreed in writing.

Do not vacate before you have confirmation of the sale completion in writing from both parties.

Maintenance Before Handover

As the seller, you may be required to leave the home in a specific condition as agreed in the sale contract. Confirm what repairs or cleaning is expected before you move out.

Utility Accounts

As a homeowner, you are responsible for disconnecting utilities — electricity, gas, water — and transferring these accounts to the buyer. Do this in the week before the move so services are available at the right time for the new owner.

What Both Renters and Homeowners Need to Do

  • Update your address with banks, employers, and government documents
  • Transfer subscriptions — internet, newspaper, streaming services
  • Redirect mail to your new address
  • Carry important property documents with you on moving day — lease, sale deed, registration papers

At the New Home

Whether you are moving into a rented home or your own property, check the condition of the new home before the movers arrive with your goods.

Test all lights, taps, and appliances. If anything is not working, document it and report it to the landlord or developer before you move in. This protects you from being held responsible for pre-existing problems.
